When starting a remodel or new construction project, an important early step is developing your budget to set realistic expectations and avoid surprises midway through the design process. We recommend that a general contractor be engaged for pre-construction services at the end of schematic design to develop a hard cost budget.

Wilbert Davies, who later became a notable California-based landscape architect, was retained by the Leach family to develop landscaping plans. Phase 1 focused on developing the upper garden and establishing connections between it and the lower, house and historic garden, garden. The first phase is approximately seven acres.

Before starting any new project, it’s important to check with your local governing body to see which types of submittals are necessary to obtain permits and which types of people need to certify those submittals.

The cost of bringing a sanitary sewer to the site was $2.0M – threatening the viability of the entire development. Working with our civil and plumbing engineers, we developed a design for an on-site black water treatment system where the outflow was clean water.

Soon after it opened, a number of people sued the developers and operators of the slide for injuries, including one woman who claimed to have broken her ankle sliding down the attraction at speed. The slide closed soon after and it was reported that the case between the injured woman and the building manager was settled.
