The building was designed to “breathe” and flex to occupant needs, utilizing naturally ventilated atria and a column-free externalized structure. Operable windows in all office spaces and two vertical atria span the height of the tower, allowing the building to “breathe” the fresh coastal air as seasonal weather permits. .

Before starting any new project, it’s important to check with your local governing body to see which types of submittals are necessary to obtain permits and which types of people need to certify those submittals. Depending upon the size of construction, a structural engineer may not be needed, but is always recommended.

The building achieved ‘Green Building Evaluation Label 3 Star’ (GBEL 3 Star), the highest level of sustainability in China and equivalent to LEED Platinum. Along with the long-span Suspendome roof structure, this creates a light-filled, dynamic and spacious experience for visitors as they move through the building.

Going solar for buildings is not only as effective as improving transportation (another 40%), the two can be linked with solar as the power source for electric vehicles. For a traditional gas fired furnace system the mechanical engineer did the bulk of the work with little interaction even with his in-house electric and plumbing colleagues.

A technical grid on the Warehouse ceiling permits any type of use, from concert to exhibition. A 33-metre-long bar is split in two by the ‘mega pig’ which is a key part of the building’s structural engineering, holding up the proscenium arch above. When SIM is open people can seamlessly move between the spaces.
