After the schematic design phase has been completed and a viable project budget has been developed, it is time to design the building’s structural system, layer in mechanical, electrical and plumbing systems, and refine the design of functional spaces.

Most of the time I coordinate these site visits with some milestone or because the contractor has a question that requires my presence on site to answer … but I go by the job site even more than required because I truly enjoy being on site and watching how things come together. That plan is the sketch I’ve included just above.

Phase one of the of that project might be, let’s say schematic design and we’re going to say it’s gonna take three months and it’s going to be worth 30 percent. The same goes for tracking time, managing expenses, collaborating with contractors and viewing financial reports. So 30, $30,000.
