The site presented challenging constraints including a former tenants’ hall and public right of way, existing mature trees and a neighbouring terrace of listed Georgian buildings. The landscape design achieves a net gain in biodiversity and exceeds the required urban greening factor of 0.5.

Berlin TXL is being developed on the site of Tegel Airport. The airport's original hexagonal terminal buildings will be converted into a tech hub. It eventually closed on 30 October 2020.

The site is located in Tammiste, a village in Tori Parish, Pärnu County in south-western Estonia and it was used to build a drumlin, which was subsequently covered in flora to fit in with the surrounding scenery.
