A digital consultation outlining proposals to erect around 92 apartments and six ground floor commercial units on a car park west of 331 Bell Street, Glasgow, has launched.

Site owner Grant Stafford Borthwick has engaged Jewitt and Wilkie Architects for the project, extending a partnership close to completing a further 54 apartments on an adjoining plot.

Phase 2 takes the form of a linear block set back 5m from the pavement offering two gable street-level flats with private gardens and six small offices between to cater for a thriving local creative community. Pend access from Bell Street will provide access to a rear car park providing 25 places.

Detailing their outline design proposals the applicant notes that 25 units from phase 1 have already sold off-plan, writing: "'Phase 1' has proven to be a very successful development for the rental housing market and the proposals reflect the success of this formula.

"The visual intersection between phase 1 and phase 2 has been designed to maintain continuity of form for the blocks, with a progression of the same brickwork type, with feature panels to provide interest on the elevation. As in phase 1, the common access stairs serve three flats with single aspect, south-facing, 1 bedroom flats that proved very popular for starter home/single person/couples being used to maximise the efficiency of three apartments serving a single stairwell."

A live chat with the development team will take place today between 15:00 and 19:00 with a full planning application following from Mid-February at the earliest.

6 commercial units on ground floor - great. Why was n't this planned for the recent Gallowgate design.

Bit of a micro community developing in the area.
Hopefully Bell Street will be open to traffic before too long -- the bridge upgrade / repaint should help with bringing the area "closer" to the Merchant City.

Then comes Phase 3 to bring the development up to Hunter Street and the link to Duke Street to complete the circuit.

Hopefully they keep all the trees to the rear of the block -- the area needs more not less.

All the joy of a Soviet slab block. Thank you comrades Grant Stafford Borthwick, Jewitt and Wilkie. It really is quite something when the rear elevation is better than the front ... Having said that , the buff coloured brick really brings the whole complex composition together beautifully...
